People who are looking to buy a home and do not understand how the real estate agent works. Because of this many go through a lot of different things in order to avoid real estate agents. For some it’s just a matter of  seeing the realtor as another sales person. Then assuming all sales people automatically means sales pressure. Some think that simply having a conversation means some sort of obligation. Others think if they avoid using real estate agents they will some how get a better deal on the house.

All of these are not true. In fact it often have the exact opposite results. I can’t tell you how many times someone had an issue with their payments, or terms, etc. Then I looked at their purchase agreement and can’t believe they actually signed it. The deal was completely one sided, everything favored the seller, excessive interest rates, balloon payments, etc.

So I started looking in the MLS to find the address. It took a while but I finally found it. It was a HUD Home that had been sold 3 years ago! It is usually this extreme, but stuff like this happens all the time on Zillow, HomeFinder, etc. We may have all this technology, websites, android apps, etc. But you still have to get a Realtor to log onto the MLS to get accurate information about homes for sale.

It’s Complicated: A realtor can not just walk in to where you work and start doing your job. So, of course, someone buying their first home is not expected to know the home buying process. (Although you will know a whole lot if you get the free home buyer’s tips) But buying a home can be a bewildering process. There’s all of the paper work the home mortgage finance company needs you to complete.  Then there’s disclosure forms, the purchase offer, inspection reports, insurance policies, deeds, and closing documents, etc.  A Realtor, who does this for a living, will help you with all of it.

Experience: Even if this is not your first home purchase, most people only buy or sell  a home only a few times in their entire life. An there’s usually quite a few years in between each.
